Brand names and specification quality
Price is meaningless without the brand behind it. Anything unnamed in a quote can legally be substituted on site.

Rule of thumb: every material line should carry brand, grade, thickness and finish. Where a vendor cannot name it, ask for a written “equivalent or better” clause naming the benchmark brand.
How to navigate module pricing vs square-feet pricing
Indian interior quotes are written in three different pricing languages. Converting them to one basis is where most buyers lose ₹1–2 lakh.
Used in Quote 1
Per square-feet pricing
Rate × shutter or carcass area. Ask which area is counted — shutter area, carcass area or wall area. The same kitchen can differ 20% depending on the definition.
Partly in Quote 2
Module / unit pricing
A fixed price per base unit, wall unit or wardrobe. Fair only when the module list, sizes and internal fittings are printed. Watch for “standard module” without dimensions.
Both quotes
Lumpsum pricing
One number for a whole trade such as electrical or painting. Always demand the underlying schedule; a lumpsum is where excluded work hides.
Worked example — kitchen
Quote 2’s modules convert to ₹2,875 / sq.ft against Quote 1’s ₹3,438 / sq.ft — a 16% gap. Add the excluded quartz counter (₹58,000) and re-rate at the same 112 sq.ft and the effective rate becomes ₹3,393 / sq.ft. The real difference is under 2%, for a lower board grade.
Lumpsum and on-site work that is missing
Costs that will appear on your site regardless of which vendor you sign.
On-site / civil work not covered
- Civil chipping and plumbing shift for the kitchen sink — not in either quote.
- Loose furniture, curtains and blinds — buyers routinely add ₹1.2–1.8 L here.
- Site debris removal, society deposits and lift charges — usually buyer-paid.
- Deep cleaning and handover polishing at the end of installation.
- Waterproofing at utility and balcony junction before ceiling work.
Modular scope missing against your profile
- Utility / laundry storage — expected for a 3 BHK with 4 members, absent in both.
- Study or WFH desk unit — your profile states work-from-home.
- Crockery unit / dining sideboard — normal at this carpet area.
- Elder bedroom: no grab-friendly low-height wardrobe or pull-down loft in Quote 2.
- Pooja unit and shoe rack — quoted as “optional” without pricing.
Estimated unquoted provision to hold aside: ₹1.9 – 2.6 lakh. Budget for it now rather than discovering it at 60% completion.

On paper Quote 2 is ₹2,91,460 cheaper. Once false ceiling, the kitchen counter, wardrobe internals, back panelling and GST are normalized, the gap narrows to roughly ₹35,000 — about 3% — while the board grade, hardware brand and warranty remain materially weaker. Quote 1 scores 83/100 against 50/100 because it is written precisely enough to be enforced. Our recommendation is to proceed with Quote 1, but negotiate on the electrical lumpsum and ask for the utility storage and study desk to be added at contract rates before signing. If you prefer Quote 2, do not sign until every unnamed material is replaced with a brand, grade and thickness, and the missing rows are quoted.
