Report card
Each quotation is marked out of 100 across weighted parameters. Marks reward what is written in the document, not what was promised verbally.
Quote 1
Quote 1, organised design studio
Score
83/100
Higher price, but a complete and specified scope. Fewer post-signing surprises and a genuine 10 year modular warranty.
Better aligned to your profile
Quote 2
Quote 2, local contractor
Score
47/100
Cheaper on paper. Once missing scope, unstated materials and GST are added back, the saving largely disappears.
| Parameter | Weight | Quote 1 | Quote 2 | Why the marks differ |
|---|---|---|---|---|
| Scope completeness | 20 | 18/20 | 11/20 | Quote 2 omits false ceiling, kitchen counter and wardrobe internals. Quote 1 carries every requested room. |
| Design competency and visualisation | 10 | 8/10 | 4/10 | Quote 1 attaches elevations and 3D views per room. Quote 2 gives a room list only. |
| Material and brand specificity | 15 | 14/15 | 6/15 | Quote 1 names board, core, hardware and finish. Quote 2 says premium board with no grade. |
| Pricing transparency | 15 | 11/15 | 8/15 | Quote 1 gives per sq.ft rates. Quote 2 mixes lumpsum and module pricing without dimensions. |
| Warranty | 10 | 9/10 | 3/10 | 10 year modular warranty on paper against 1 year workmanship with no hardware cover. |
| Service and project management | 10 | 8/10 | 4/10 | Named project manager and weekly reporting against a single point contractor with no SLA. |
| Commercial terms | 10 | 7/10 | 5/10 | Both need payment milestones tied to delivery. Quote 2 asks for 70% on order. |
| GST treatment | 5 | 4/5 | 3/5 | Quote 1 is inclusive at 18%. Quote 2 keeps GST outside the headline total. |
| Fit to your profile | 5 | 4/5 | 3/5 | Elder friendly hardware and work-from-home electrical are only partly addressed by both. |
| Total score | 83/100 | 47/100 | A 36 point gap here is a specification gap, not a service gap. | |
How both briefings were read against your profile
A comparison is only fair when both vendors answered the same brief. This is the fitment logic applied before any price was read.
Same brief, same fortnight
Both vendors received the identical room list, carpet area and finish level within the same fortnight, so market rates and material costs are comparable.
One organised brand, one independent
Pairing a studio with a contractor shows the true cost of process, warranty and accountability rather than comparing two similar sellers.
Both quoting execution, not design only
Design-only or supply-only quotes are excluded. Both must cover manufacture, delivery and installation.
Read against your stated priorities
Durability first, then price, then timeline. Marks for material specificity and warranty are weighted accordingly for your profile.
Line item versus line item, inclusions and exclusions
Every row is measured on the same basis for both vendors. Where a vendor did not quote a row, it is shown as missing rather than as a saving.
| Scope item | Measured basis | Rate. Q1 | Rate. Q2 | Q1 amount | Q2 amount | Diff Amount |
|---|---|---|---|---|---|---|
Modular kitchen Quote 2 counter excluded, about ₹58,000 later. Rates are not like-for-like. | 112 sq.ft shutter area | ₹3,438 / sq.ft | ₹2,875 / sq.ft | ₹3,85,000 | ₹3,22,000 | -₹63,000 |
Wardrobes (3) Internals, drawers and lofts are inside Quote 1, billed extra in Quote 2. | 168 sq.ft | ₹1,762 / sq.ft | ₹1,595 / sq.ft | ₹2,96,000 | ₹2,68,000 | -₹28,000 |
TV and media unit Back panelling excluded in Quote 2. | 9 ft run | ₹8,667 / ft | ₹7,111 / ft | ₹78,000 | ₹64,000 | -₹14,000 |
False ceiling Missing scope, a real ₹90,000 plus site expense you will still pay. | 420 sq.ft | ₹219 / sq.ft | not quoted | ₹92,000 | Not quoted | Not quoted |
Electrical and lighting Quote 1 includes wiring and profile lights. Quote 2 is new points only. | Lump sum | lumpsum | lumpsum | ₹74,000 | ₹41,000 | -₹33,000 |
Painting Coats and paint brand unstated in Quote 2. | 1,250 sq.ft | ₹70 / sq.ft | ₹57 / sq.ft | ₹88,000 | ₹71,000 | -₹17,000 |

| Grand total incl. GST | ₹11,95,340 | ₹9,03,880 | -₹2,91,460 | |||
| Like-for-like after adding Quote 2's missing ceiling, counter, wardrobe internals and back panelling | ₹11,95,340 | ₹11,60,340 | -₹35,000 | |||
GST at 18%. Quote 1 quotes inclusive, Quote 2 states it as extra, a ₹1.38 L swing on the headline number.
Materials, brands and the full modular ecosystem
Core material, carcass and shutter, hinges, channels, handles, profiles, appliances, painting, electrical, plumbing and civil, compared as written.
| Component | Quote 1, as written | Quote 2, as written |
|---|---|---|
| Carcass core board | 710 grade BWP ply, Century, 18 mm | Premium board, no brand, grade or thickness |
| Shutters | HDHMR with acrylic, Merino, 1 mm edge band | 0.8 mm laminate, brand unstated |
| Hinges and channels | Hettich soft close, 25 year | Imported soft close, unnamed |
| Handles and profiles | Aluminium G profile, Ebco | SS handles, model unstated |
| Kitchen counter | Quartz 20 mm, included | Excluded from quote |
| Appliances | Chimney and hob, Faber, listed with model | Provision only, buyer supplied |
| Painting | Asian Paints Royale, 2 coats plus putty | Emulsion, coats unstated |
| Electrical accessories | Legrand modular, point schedule attached | Brand unstated, points not listed |
| Plumbing and civil | Sink shift and chipping included | Not covered, buyer scope |
| Non-modular carpentry | Study desk and utility storage priced | Marked optional, unpriced |
Rule of thumb: every material line should carry brand, grade, thickness and finish. Where a vendor cannot name it, ask for a written equivalent-or-better clause naming the benchmark brand.
Module pricing versus square-feet pricing, and city rate competency
Indian interior quotes are written in three pricing languages. Converting them to one basis is where most buyers lose a lakh or two.
Used in Quote 1
Per square-feet pricing
Rate multiplied by shutter or carcass area. Ask which area is counted, shutter, carcass or wall. The same kitchen can differ 20% on definition alone.
Partly in Quote 2
Module or unit pricing
A fixed price per base unit, wall unit or wardrobe. Fair only when the module list, sizes and internal fittings are printed.
Both quotes
Lumpsum pricing
One number for a whole trade such as electrical or painting. Always demand the underlying schedule, a lumpsum is where excluded work hides.
Worked example
Quote 2's modules convert to ₹2,875 / sq.ft against Quote 1's ₹3,438 / sq.ft, a 16% gap. Add the excluded quartz counter at ₹58,000 and re-rate on the same 112 sq.ft and the effective rate becomes ₹3,393 / sq.ft. The real difference is under 2%, for a lower board grade.
Pune city benchmark for this finish level is ₹2,900 to ₹3,600 / sq.ft on modular shutter area and ₹190 to ₹240 / sq.ft on false ceiling. Quote 1 sits mid band, Quote 2 sits below band only because scope is missing, not because the rate is sharper.
What is missing, on site and against your requirement
Costs that will appear on your project regardless of which vendor you sign.
On-site, civil and non-modular work not covered
- Civil chipping and plumbing shift for the kitchen sink, not in either quote.
- Loose furniture, curtains and blinds, buyers routinely add ₹1.2 to 1.8 L here.
- Site debris removal, society deposits and lift charges, usually buyer paid.
- Deep cleaning and handover polishing at the end of installation.
- Waterproofing at the utility and balcony junction before ceiling work.
Modular scope missing against your requirement
- Utility and laundry storage, expected for a 3 BHK with 4 members, absent in both.
- Study or work-from-home desk unit, your profile states work from home.
- Crockery unit or dining sideboard, normal at this carpet area.
- Elder bedroom, no low height wardrobe or pull-down loft in Quote 2.
- Pooja unit and shoe rack, quoted as optional without pricing.
Estimated unquoted provision to hold aside: ₹1.9 to 2.6 lakh. Budget for it now rather than discovering it at 60% completion.

Detailed summary and recommendation
On paper Quote 2 is ₹2.91 L cheaper. Once false ceiling, the kitchen counter, wardrobe internals, back panelling and GST are normalized, the gap narrows to roughly ₹35,000, about 3%, while board grade, hardware brand and warranty remain materially weaker. Quote 1 scores 83/100 against 47/100 because it is written precisely enough to be enforced. Our recommendation is to proceed with Quote 1, but negotiate the electrical lumpsum and ask for utility storage and the study desk at contract rates before signing. If you prefer Quote 2, do not sign until every unnamed material is replaced with a brand, grade and thickness, and the missing rows are quoted.

Clarity flags and the exact questions to ask
Send these verbatim to both vendors. The quality of the replies will decide more than the price ever will.
Board specification is unnamed in Quote 2
Premium board can mean MDF at half the life of BWP ply.
Ask
Which brand, grade and thickness of board, and what is the moisture warranty in writing?
GST treated differently across the two quotes
Quote 1 is inclusive at 18%, Quote 2 adds it later, a ₹1.38 L swing.
Ask
Please reissue the quote with GST shown as a separate line on the same base.
False ceiling missing in Quote 2
The work still has to happen, it moves out of the comparison, not out of your budget.
Ask
Quote false ceiling at 420 sq.ft with the same lighting plan as the other vendor.
Lumpsum electrical hides scope
One lumpsum covers wiring and profile lighting, the other only new points.
Ask
Give a point-wise schedule: light points, power points, wiring runs, and who supplies fixtures.
Wardrobe internals billed separately
Drawers, lofts and hanging rods can add ₹45,000 to 70,000 after signing.
Ask
Confirm internals per wardrobe with a labelled elevation drawing.
Payment milestones not tied to delivery
70% on order with no site milestone weakens your leverage on delays.
Ask
Link payments to design sign-off, factory dispatch, installation and handover.
