Rates apply to the scope area, not your carpet area. That single distinction explains most of the confusion when two Mumbai vendors quote the same home and land lakhs apart.
What Mumbai quotes most often leave out
- Loft units above wardrobes, quoted later as an add-on
- Countertop, sink, hob and chimney excluded from the kitchen line
- False ceiling priced only on the periphery, not the area shown in the render
- Electrical points, switch plates and light fittings left to a separate vendor
- Painting putty, primer and surface preparation counted as extra
- Transport, site handling and society deposits appearing at the final invoice
